Realising the promise of an unparalleled customer experience
Designed by The Buchan Group, the new two-storey northern entry of Cockburn Gateway offers a focal point for food and activity, creating a dominant civic presence to the northern aspect.
The stylish exposed aggregate concrete, glass awnings in alfresco areas, and grass open areas offer visitors respite from the busy centre within.
Skylights flood the centre with natural light, creating a relaxed ambience within the various shopping precincts. High shop fronts and long sightlines ensure maximum exposure for each retailer and unique features in the ceiling together with stunning pendant features from the first floor.

An unconventional approach to be open by Christmas and reduce disruption
By using top-down construction methodology for the project, we avoided significant obstacles and prohibitive expenses, saving an estimated 25% on construction costs.
The superstructure was completed prior to the excavation of the basement, allowing for major retail spaces to be tenanted ahead of the project completion date prior to the busy Christmas period.
Post-tensioned slabs to the ground floor, along with precast concrete planks and post-tensioned concrete beams to the first floor locked the superstructure into position prior to the excavation of the 17,000m2 basement.
We re-routed truck access to the operating shopping centre and acquired nearby land for temporary car parking for patrons during the open excavation for the underground car park.
This project has been an outstanding success with a tenancy mix and rental return the envy of many substantially larger centres.

Remaining open to new solutions
The existing shopping centre continued operations throughout construction, requiring honest communication with Centre Management, while keeping tenant and customer considerations front of mind.
Cooper & Oxley’s established track-record of accommodating integrated fitouts (even when not contractually obliged to do so) means we’re able to work around our clients’ deadlines and are flexible to change.
We managed the Cat 1 works for 68 tenancies, which were all completed within 4-8 weeks from receiving instruction to commence. Of these 68 tenancies, 10 were F&B where we completed most of the in-ground and rough-in services works to the kitchens and bars.
Our works included many community-centred elements including custom contemporary water features, amphitheatre and children’s play areas.
